Texas

Texas is one of our two strongest markets, and it is a harder homeowners state than most people outside it realize. It carries two of the country's most expensive perils at once — Gulf wind on the coast and severe hail almost everywhere else — and premiums have moved accordingly.

The market right now

Texas homeowners premiums have climbed to record levels, with the Houston metro among the hardest hit in the state. The drivers are structural rather than temporary: repeated severe convective storm losses, rising reinsurance costs, and construction cost inflation that raises the price of every claim.

Coastal counties add a second layer. Windstorm is frequently excluded from standard policies there and written separately, often through the Texas Windstorm Insurance Association. Inland, the dominant cost driver is hail — and the difference between an ACV roof settlement and a replacement cost endorsement is frequently worth more than the entire premium difference between carriers.

Because Texas is a competitive market with many carriers, shopping actually works here in a way it does not in a distressed market. The spread between the best and worst available quote on the same house is routinely wide.

TWIA (coastal) + Texas FAIR Plan

Texas has two residual mechanisms. The Texas Windstorm Insurance Association writes wind and hail coverage for coastal counties where the private market will not, and the Texas FAIR Plan provides basic property coverage for those declined elsewhere.

Both are last resorts by design. If you are on either one, it is worth periodically testing whether the private market has reopened to your property — particularly after a roof replacement or other mitigation work.
