Kentucky is the quiet outlier in our book. No coast, no wildfire crisis, and yet premiums here run second only to Texas among the markets we write in most — higher than Florida's.
The average Kentucky premium runs near $3,795 a year against a national average of roughly $2,490, and above Florida's average of about $2,845. Homeowners here are frequently told, or assume, that something about their own file is driving it. Usually nothing is.
The cause is severe convective storm. Kentucky sits in the corridor where hail, straight-line wind and tornado activity have been intensifying as that risk migrates east from the Plains, and severe convective storm is now the costliest insured peril of the century — ahead of hurricane. Insurers price what actually happens, and what happens in Kentucky is a high frequency of moderate-severity storm losses.
The practical consequence is the same one we give Tennessee homeowners. Switching carriers is rarely where the savings are, because every carrier is pricing the same weather. The savings are in how the policy is built: the roof settlement basis, what the wind and hail deductible works out to in dollars on your dwelling limit, and whether an impact-resistant roofing credit applies to you.

Kentucky operates a FAIR Plan for property the admitted market will not write.
High premiums are not the same thing as no market, and Kentucky still has carriers competing. If you have been pushed toward the FAIR Plan, the usual causes are roof age or claims frequency rather than geography, and both are worth addressing before accepting last-resort coverage.
Send us the declarations page you have now. Carriers move in and out of a state without telling the people already in it, so what was the best available policy two years ago often is not today.
Send your policyPersonal and commercial lines, shopped across the carriers appointed where you are. If you hold more than one of these, there is usually something to find in how they fit together.
Send us your declarations page and we will tell you what you actually have, what it would pay, and whether anything worth changing has changed in this market.
